We always say, “At least we have a roof over our head,” but we never want to actually deal with the maintenance or replacement of it. It’s not always necessary to fully replace a roof. Diagnosing your roofs health isn’t as hard as you think it may be. Regardless if you plan on doing it yourself or hiring a professional, knowing what you’re looking at is always beneficial to make sure you don’t hire the wrong person or make a costly mistake.
I see a lot of folks say how easy it is to replace a couple of blown off shingles, sure, its not hard to pop a few shingles up and tie in some new (excluding 12/12 3 story monster roofs). You need to see what the issue is that is causing the shingles to blow off in the first place.
Here are some signs to replace your roof, and signs you just need repairs
- If a shingle is nailed improperly it can come loose. If every shingle in that area is nailed wrong, a bad install may mean the whole roof needs done. If the shingle appears to be nailed properly and the adjoining ones as well, its probably the blown off shingles did not get sealed properly. These can be simply repaired.
- Older chimneys can be trouble areas. If all you see is black tar on it, it is likely a trouble area. You would need to remove the old tar, then add step-flashing and then counter flashing. It is possible the chimney may need a cricket/saddle to divert water from the high side of the chimney.
- Improper ventilation is one of the main issues most roof have. Not enough ridge vent/box vents or not enough soffit/intake vents are common. Your roof needs to breathe! Air needs to be able to enter the attic from the low side of your roof, flow through to the top and back outside. Whatever the ambient temperature is outside, it needs to be close to that in your attic. If air can’t enter or exit your roof, the shingles and roof decking will expand and contract separately, this will cause shingles to curl up. Once they curl, its a matter of time before they leak and blow off. Curled shingles mean replacement.
- Pipe boot and flashing are another area that can cause leaks. Flashings can rust and fall apart, signs of deterioration are usually obvious. Most pipe boots are simple to replace for a trained roofer. Normally its the caulking that needs redone. Pipe boot flashing’s are almost always repairable.
